Our team is comprised of experienced builders with deep knowledge of the methods and materials required to deliver an exceptional project. We have a Class B Contracting License and personally oversee daily site progress. Our Project Managers schedule and attend all city inspections to confirm approvals. And we personally manage the disbursement process via a detailed line item draw system that matches site progress.

Our customary terms for cost plus vs. fixed bid align us with our client's best interests. That is key to avoiding incessant change orders and retrades on what was assumed to be a fixed price for the project.
We customarily undertake projects on a cost plus basis with a gross maximum price. Our fee structure is based on time, not margins. This aligns us with our client's best interests. We often deliver projects below the anticipated budget, as thus delivery does not affect our fee structure. This arrangement allows for the potential for saving and the security that there is a guaranteed price ceiling to complete the project.
Transparent Oversight
Our transparent oversight guarantees that every element of our projects is not only managed effectively and efficiently, but all of the information is updated in real time, its open book and available to our clients via their mobile phone.
Our projects are managed via project drives. This information center is available via mobile phone, Ipad, or computer. It includes all plans, design specifications, budgets and cost tracking, contracts with third parties, and everything else you need to stay totally informed at the touch of a button,
We use a line item draw format for disbursements that is modeled after the commercial lending industry. Its a detailed system that is easy to use, but provides total clarity on all costs vs progress to date.

Our background is also in investments. Fern Morgan provides deep financial analysis as requried throughout all stages of the project. These analyses help with targeting potentially profitable projects and avoiding others that my be thin upon completion. Our analyses also help with formulating realistic budgets, regularly stress testing those budgets as the project progresses, and solicting debt and equity from third parties.
Design Team Assembly
We assemble dedicated design teams tailored to your project's needs, ensuring a cohesive approach to every aspect of the design process.
We offer our client's the flexibility of multiple design arrangements. We offer in house architecture and interio design services at a discount to market in terms of pricing and speed.
For projects with increasing complexity and unique design requirements, we assemble design teams via a structured RFP system. We engage with third party firms and negotiate beneficial pricing with staged benchmarks so we can remain in firm control over the process.
Detailed Construction Execution
Our systems of management during build phase provide detailed oversight, allowing our client to remain in a safe position throughout the entire construction process.
We are experienced and hands on builders. And we offer the same flexibility on building construction teams. We operate with a B class contracting license for most projects for our clients.
On projects requiring increased GC complexity and capability, we undergo the same RFP process to obtain beneficial pricing and terms for our clients. Regardless of the structure, we maintain constant presence on all project sites to ensure our clients remain in a safe postion.
